A 73,000 sq ft warehouse in one of Shropshire’s leading estates has been sold, national property consultancy Lambert Smith Hampton (LSH) has announced.

Premier House, at Hortonwood 7, Telford was sold to an undisclosed buyer at the end of March by LSH’s Captial Markets team at a net initial yield of 9.69%. The deal follows incumbent tenant AMCO Services (International) Ltd signing a new five-year lease in January, maintaining the company’s presence at the business park until 2021.

Matt Tilt (pictured), head of industrial and logistics at LSH’s Birmingham office, said: “There was significant interest in Premier House from the investment market, and this is no surprise. It is prime space, well located, and with a tenant in place on good terms for the next five years, meaning a guaranteed rent.

“Industrial property in this area is at a premium and the market here remains strong, so we’re confident Premier House will prove a sound investment for its new owner.”


Freight management company AMCO has been at Premier House since 2011, and the warehouse is one of five UK locations for the business which also has sites in France and China.

Paul Andrews, Managing Director of AMCO Services Ltd explains why the company chose to renew its lease at Premier House: “Premier House is a key strategic geographical facility supporting the ongoing defence sector logistics requirements of the business.”

Premier House is made up of three distinct warehouse areas with eave heights from 4.6m to 9m. The site also includes WC and canteen facilities, two-storey office and ancillary accommodation providing reception and offices.

Hortonwood Industrial Estate is one of Telford’s premier industrial locations situated at the intersection of the A442 and A518, approximately three miles north of the town centre. Occupiers on Hortonwood include BAE Systems, Denso Manufacturing, Heinz and the Telford International Railfreight Park (TIRFP).

Paul Cooling, a driver for J. Medler Haulage of Norwich, has attributed his wellbeing to the design and safety features incorporated in the Volvo cab of the FH tractor unit he was driving following a horrific road traffic accident on 22 March 2016.

The accident, which happened on the eastbound carriageway of the A14 near Welford in Northamptonshire, saw the nearside of the cab sustain heavy impacts to both front and rear as Paul jack-knifed against the central reservation on what is arguably one of the UK’s busiest sections of dual carriageway.

“After the initial impact I remember trying to jack-knife so as not to cross the central reservation,” says Paul. While his actions almost certainly prevented him from crossing into on-coming traffic, they also meant the cab took a significant blow to the rear from his own trailer, which at the time was fully loaded with Thermalite blocks.

“I have to say I was absolutely amazed at the integrity of the cab after such a big accident,” says Paul. “Before this accident I really liked Volvo trucks. Now I love them! They’re the best truck in the world and I honestly believe I’m still here thanks to the safe design and build quality of Volvo.”

The accident forced the closure of the A14 in both directions for several hours. The westbound carriageway was shut to enable the air ambulance to land in order to attend to Paul.

Paul returned to work just three weeks later with a scar running from above his left eye up across his forehead the only sign of the horror that struck that afternoon. “I’m as fit as a fiddle now,” he says. “I had thirty stitches to tidy up the wound to my head, but the scar’s already healing over and I’m just glad to be back at work.”

Paul’s boss and Managing Director at J. Medler Haulage, Dean Medler adds: “I have to say I was surprised that Paul walked away with comparatively minor injuries after such a serious accident. We were all delighted when he returned to work within just three weeks. I believe this accident has reassured me and our drivers that Volvo trucks are indeed the safe choice and I am therefore glad that our entire fleet bears the iron mark!”

“Despite the severity of my accident, the cab of the nine-year-old Volvo FH stood up to the impact sufficiently well that, once my seatbelt was released, I was able to exit the cab via the offside door virtually as normal,” says Paul.

As for advice following his accident he adds: “Always double-check that you’re wearing your seatbelt properly and drive a Volvo!”

Since LPR, the UK division of Europe’s second largest pallet pooling provider, began to manage the pallet pool for Nestlé, it has successfully reduced production line stoppages and manufacturing downtime. I’ve no doubt that our relationship will go from strength to strength as we continue our partnership.”

Continued expansion saw LPR move its UK and Ireland headquarters to a new base in Studley, Warwickshire, last year. In February 2016, the Ireland team opened two new bases in Dublin and Galway. LPR’s pro-active programme of growth has also seen the company make strategic new appointments to boost its market share and the organisation now has more than 40 personnel in the UK and Ireland.

A scarcity in available warehousing space along the M62 corridor could possibly hinder economic development as firms seek out sites offering quick and easy distribution of their products through motorways, ports and rail freight.

All three sites are close to the motorway networks for fast delivery to all parts of the UK, the railway freight network, Humber ports and regional airports. They are in superb locations and can be utilised for a wide variety of uses, subject to planning permission.

The Willowbridge Lane site in Castleford is an ideal warehouse base for those needing to quickly move and/or store goods in the north of England. It is equipped with a host of facilities making it one of the best locations for those using containers. These include two dock levellers for the loading and unloading of containers and also box vans.

Onward Holdings is expecting strong interest in the design and build opportunities at its site in Featherstone. Unit 4 is a 1.6 acre development of up to 20,000sqft providing a potential logistics operation with scope for a service area for trucks. It has planning permission allowing for construction to commence in a matter of months. Unit 5 is made up of four acres with a footprint for warehousing of up to 70,000sqft – planning permission for this unit should be quickly forthcoming.

Meanwhile, visitors to Onward Holdings’ stand 1522 can also learn of the company’s plans for the ongoing development of the unit at the Normanton Industrial Estate, which, if required, can be split into two separate warehouses.
