An industrial unit in Dyce which is let to the Royal Mail has been sold in a deal worth 665,000 pounds.

The 4,852 sq. ft. unit in Wellheads Industrial Estate – next to Aberdeen International Airport – was bought by Topland Property from two London registered charities in a deal brokered by JLL.

Royal Mail has a lease on the unit until May 2026 with a break option of May 2021. The company pays an annual rent of 40,000 pounds with the deal reflecting a net initial yield of 5.83 per cent.

Charlie McNaught, capital markets, JLL, said: “With its prime position next to Aberdeen International Airport, this unit represented an attractive investment opportunity.


“Having such a high-calibre tenant only enhanced its appeal to Topland Property, while the deal represents good value for our client, who received a number of offers and secured a price significantly above the initial asking price.”

Other companies in the area include Wood Group, BP and Petrowell, reflecting Aberdeen’s status as the energy capital of Europe.

Due to the strong business presence and location of the airport, the area also boasts significant amenities including the Marriot Hotel and Menzies Hotel.

Wellheads Drive is the main arterial route serving Wellheads Industrial Estate and it joins onto the A96, the Aberdeen to Inverness Trunk Road.
