SEGRO plc (‘SEGRO’) and Aviva Investors, through their joint venture, Airport Property Partnership (APP), have launched ‘Skyline’, a new Grade A logistics development adjacent to Heathrow Airport.

The Skyline development will initially consist of two speculatively built warehouse units of 73,530 sq ft and 80,440 sq ft. Both have the potential for office space across the first and second floors.

Located close to Heathrow Airport and its cargo terminal, Skyline offers unrivalled international connectivity as well as easy access to the national motorway network from the M4 and M25.

Alan Holland, Director of APP and SEGRO’s Business Unit Director for Greater London, said:

The connectivity to Heathrow, to London and to the UK’s motorway network make the location the ideal place for business and will create employment opportunities for the local area. Based on feedback from our customers and our expertise in the Heathrow market, we are confident that the new units are what companies are looking for but cannot find in today’s market.


“The Skyline development will ensure that we can offer our customers a wide range of different sized warehouses in locations which meet their needs.”

The new development will offer large, secure yard areas, with 12 metre eaves height, and is targeting a BREEAM ‘very good’ and EPC rating A. The units will complete in Summer 2016.

Other occupiers near the Skyline development include international brands such as DB Schenker, Rolls-Royce and Panalpina.

Heathrow Airport has recently been identified by the independent Airports Commission as the UK airport that should be allowed to expand. In addition to nearly 70 million passengers passing through each year, it is also the entry and departure point for 1.5 million metric tonnes of cargo.

SEGRO owns or manages 6.4 million sq ft of warehouse assets around London’s airports, including Heathrow, in some of the most sought-after airside and off-airport locations.

APP is a joint venture between SEGRO and Aviva Investors. SEGRO is the asset manager, while Aviva Investors is the fund manager.
